Office of the Condominium Ombudsman
The Office of the Condominium Ombudsman serves as a neutral resource to help Florida’s condominium unit owners, boards, and associations understand their rights and responsibilities under Florida law. The Ombudsman promotes education, communication, and fair practices within condominium communities through professional, courteous, and impartial service.
Unit owners and board members may schedule an online appointment with the Condominium Ombudsman’s Office to discuss condominium-related concerns or request assistance.

Please note: The Department uses Microsoft Teams for virtual meetings.
The Ombudsman’s Office also hosts office hours in various locations across the state to provide convenient, in-person access to services and information.

The Ombudsman may appoint an election monitor when petitioned by at least 15% of a condominium association’s total voting interests, or six unit owners, whichever is greater.
Election monitors attend annual meetings and oversee the election of directors to ensure compliance with Florida law. All costs of the election monitoring process are paid by the association.

The Ombudsman:
- Acts as a liaison between unit owners, boards, managers, and the Division of Condominiums, Timeshares, and Mobile Homes.
- Promotes understanding of condominium rights and responsibilities through education and outreach.
- Monitors condominium election procedures and may recommend enforcement action for election misconduct.
- Provides recommendations to improve laws, rules, and procedures governing condominiums.
- Facilitates voluntary meetings and communication to help resolve disputes before formal legal or administrative action is taken.
