CTMH File Upload System – Updated Instructions
The File Upload System is available for constituents to securely send large documents associated with filings or cases to the Division of Condominiums, Timeshares and Mobile Homes (CTMH). All documents uploaded to the system must be in PDF format.
Account Access
To submit files, users of the File Upload System must have an account with DBPR’s Online Services portal.
If you already have an account log in using the same existing credentials.
If you do not have an account, click “Create Account” on the left side of the CTMH File Upload Login Screen.
After completing the account creation, you will receive an email with a temporary password to finalize your account setup.

Submitting Documents
For documents related to filings for condominiums, cooperatives, timeshares or mobile homes:
- Include a cover letter describing the filing and relevant details.
- You may only submit filing information for one condominium or cooperative project at a time. .
- The following fields are required (indicated with an asterisk *): Project Name, Program Area, Type of Filing and Contact Information.
- Filings uploaded after 5 p.m., on weekends, or state holidays will be processed as received on the next business day.
- If payment is required, the filing will not be reviewed until payment is received.
- Mail payment along with a copy of the cover letter to:

For documents related to Compliance or Arbitration cases:
- Enter the case number provided by the Division into the Case Name and Case Number
- The submitter’s name, email address, and telephone number are required.
- Select the Case Area to indicate whether the document is for Compliance or Arbitration.
- For non-PDF documents related to Compliance cases, contact your assigned investigator If the document or file is too large to be sent by email, the investigator will provide an alternative file upload method for direct submission to the investigator.
